1. About AreaIQ

AreaIQ (areaiq.org) is a free UK postcode information service that aggregates publicly available data from government and open data sources. It is operated by Maheshika Halbeisen.

2. Acceptance of terms

By accessing or using AreaIQ, you agree to these Terms of Use. If you do not agree, please do not use the service. We may update these terms at any time — continued use after changes constitutes acceptance.

3. Information only — not professional advice

This is the most important section. AreaIQ displays information for general guidance only. Specifically:

• House prices and affordability: Not financial advice. Do not rely on this data alone when making property purchase, mortgage, or investment decisions. Speak to a qualified mortgage advisor, independent financial advisor (IFA), or conveyancer.
• Flood risk: Our flood zone data is sourced from the Environment Agency and is indicative only. It does not replace a professional flood risk assessment. Always commission an independent flood survey before purchasing a property, particularly if the property is in Zone 2 or 3.
• Schools: Ofsted ratings reflect the most recent inspection and can change. AreaIQ is not responsible for changes in school quality, admissions policies, or catchment boundaries. Check directly with the school and your local authority admissions team.
• NHS and healthcare: GP and dentist availability data may be outdated. Always contact the practice directly or call NHS 111 to verify current availability and registration status.
• Broadband: Coverage percentages are area-level estimates from Ofcom. Actual availability at a specific address may differ. Check directly with your chosen broadband provider.
• Energy and EPC: EPC ratings shown are aggregate data for the sector. Individual property ratings will differ. Commission a formal EPC survey for any specific property.
• ULEZ and clean air zones: Zone boundaries can change. Always verify the current status at the official TfL or JAQU websites before making vehicle or commute decisions.
• Area Score: The AreaIQ Area Score is a proprietary composite metric for indicative comparison purposes only. It is not an independent valuation, survey, or professional assessment. Different people will have different priorities — use the score as a starting point, not a definitive ranking.

4. Data accuracy and currency

We use data from reputable open government sources (see our Data Disclaimer for the full list). However:

• Data is refreshed periodically but may not reflect the most recent changes
• Some data is sector-level (postcode area averages) — it does not describe individual properties or streets
• We make no representations about the accuracy, completeness, or fitness for purpose of any data on this site

5. No liability

To the fullest extent permitted by UK law, AreaIQ and its operator shall not be liable for any loss or damage — direct, indirect, consequential, or otherwise — arising from your use of or reliance on information provided on this site. This includes but is not limited to property purchase decisions, investment decisions, or health decisions.

6. Third-party links and affiliates

AreaIQ contains affiliate links to third-party services (mortgage brokers, broadband comparisons, insurance providers, etc.). If you click these links and make a purchase or application, we may receive a commission at no extra cost to you. We only include affiliate links to reputable, FCA-regulated or otherwise authorised services where applicable.

We are not responsible for the content, accuracy, or privacy practices of any third-party website you reach through a link on AreaIQ.

7. Intellectual property

The AreaIQ brand, design, Area Score algorithm, and original written content are the intellectual property of Maheshika Halbeisen. Data displayed on the site is sourced from open government datasets published under the Open Government Licence (OGL v3) and Open Database Licence (ODbL) — see our Data Disclaimer for attribution.

You may not scrape, copy, reproduce, or redistribute AreaIQ data or content for commercial purposes without our written permission.

8. Embed widget

If you use our estate agent embed widget, you may display AreaIQ scores on your own website subject to these terms. Attribution ("Powered by AreaIQ") must remain visible. We may withdraw widget access at any time if these terms are violated.

9. Governing law

These terms are governed by English law. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
