Broadband & Mobile Ofcom Connected Nations; Ofcom Sitefinder OGL v3 Annually Coverage figures are percentage of premises with access — not actual speed. Mobile coverage indicates outdoor and indoor predicted coverage, which may differ from real-world experience.
Flood Risk Environment Agency Flood Map for Planning (England); Natural Resources Wales; SEPA (Scotland) OGL v3 Periodically updated by EA Flood zones are area-level indicators based on modelling. They do not account for local drainage, individual property elevation, or recently installed flood defences. Commission an independent flood risk assessment before purchasing a property in Zone 2 or 3.

Actual solar yield depends on roof orientation, shading, system quality, and local microclimate. Estimates shown are indicative only.
ULEZ / Clean Air Zones Transport for London (TfL); JAQU Joint Air Quality Unit OGL v3 Updated at zone boundary changes ULEZ and CAZ boundaries can expand or change with little notice. Always verify your vehicle's status at the official TfL ULEZ checker before travel.

The AreaIQ Area Score

The Area Score is a proprietary composite metric calculated by AreaIQ from the data sources listed above. It is designed for indicative comparison purposes only and should not be used as the sole basis for any decision.

The score weights multiple factors (schools, broadband, affordability, NHS access, flood risk, and energy efficiency) using a fixed weighting model. Different weightings would produce different scores. The score does not account for factors not in our dataset, including local amenities, social character, transport connections not in open data, or individual property condition.

AreaIQ Ltd makes no representation that the Area Score is suitable for any particular purpose, and accepts no liability for decisions made in reliance on it.
